The Research

Does the big real estate website tell you your house is worth $500,000.00 and the guy from the Cash4Homes sign off the road tell you it’s worth $65 and a box of chicken nuggets? Well it looks like you’ve been looking in all the wrong places. What I do is run a comprehensive market analysis on your property based off of real properties in the area that closely match yours. Algorithms don’t take into fact neighborhood factors, architectural design, upcoming neighborhood improvements or downfalls, etc. By running the numbers with an idea of how an appraisal works and issues with a house, you should get a better and realistic picture of what you should get for your home.

The Marketing

Any run of the mill agent can post your home to many sites. What I like to do is analyze the feel of your home before we start to market it. Is it a hipster’s dream house? Do you have that classic craftsman feel? Is your home so Mid Century Modern it still talks about Kennedy all the time? Well let’s find out what your house says, get it staged or something in there to lean into that feel. Let’s get professional photography for the home. If you want a narrative video for the sale, let’s go that route. Let me tap my network.

The Sale of the Home

My listings usually have multiple offers on them and that can require a discerning eye as to what we are looking at. The highest price offer isn’t always right and understanding what buyers think and what they are shooting for along with their representation can save you time, money, and a headache.
